Jessica Caballero streamlines buying and selling for her busy clients

Perhaps you’re ready to sell your home. it’s time to upsize, downsize or relocate to another city. The overwhelming burden of getting your home ready for sale is weighing on you. How do you handle all the details of the preparation process of selling your home while you’re working 40-plus hours per week and driving the kids to their sports events during the evenings and weekends?

There is an answer to the dilemma, and her name is Jessica Caballero, a real estate professional with Atlanta Fine Homes Sotheby’s International Realty, known by her social media followers as Jess in the City. “My clients enjoy a curated real estate buying and selling experience,” Caballero explains. “They see the value in having someone handle all the details for them in a seamless, elevated experience that respects their time. They are busy CEOs, working professionals who travel or spend extra time in the office, or families with many kids whose time is stretched thin.”

When Caballero, who was named a top producing real estate agent by Atlanta Realtors Association from 2020 to 2024, says she is a full-service provider, that is far from a cliché. She provides anything and everything needed to ease the process of buying or selling a home. For example, she declutters and organizes the pantry for a seller to help a buyer see the storage potential in the kitchen. With the seller’s blessing, she removes extra decorative objects and furniture to make her client’s home shine. She calls in her vetted vendors, whether that’s a handyman or other contractor, to fix a drywall crack, touch up paint, or handle the details that help the home sell quicker and at an optimal sales price. She will declutter any part of the home, pack up clearly labeled boxes for the move, and bring in a moving company to get boxes on to the next destination or moved to the garage. “I’ll handle every detail in a completely collaborative process so my sellers don’t have to think about the details, informing them every step of the way. I can do in one week what it would take a seller a month to complete,” Caballero adds.

When it’s time to sell, Caballero creates a customized marketing campaign for each home. “I highlight the beauty of the home through professional photography and a lifestyle video that explains the home’s features and the assets of the neighborhood,” she says. She then connects potential sellers and buyers through her established network and her active social media channels.

As one of her past clients says: “I am self-employed and travel extensively, so selling my second home on my own was challenging. From the very beginning, Jessica was instrumental in helping me think through all the details that needed to get done prior to going to market. When a single female professional who was relocating from San Francisco to Atlanta called, Caballero first spent time getting to know her and her lifestyle—her personality traits, hobbies, style and what was important to her in a new home. She then took her on a four-hour tour of Atlanta, showing her the highlights of entertainment spots that fit her lifestyle and interests, introducing her to a local coffee shop and rooftop bar, and walking neighborhoods to get a feel for the homes—all while discussing pertinent topics like the cost of living in the area. “I wanted her to understand that while she was moving from a cool city, Atlanta is a cool city, too,” Caballero says. “If someone is spending money on a home, then it’s important for them to see the vibrancy of the Atlanta metro area and where home values are growing. I roll out the red carpet for them.”

Caballero also gets involved in helping her buyers with the more technical aspects of buying a home to both educate and make it an easy experience for them. She connects buyers to her on-call home inspector, who points out any issues that need resolution in a home they are considering. She also connects them with vetted mortgage brokers so they don’t have to search on their own. And the post-sale relationship is just as important to her. “I keep in contact at least a couple of times a year with my clients to make sure everything is going smoothly for them in their new home. I’m ready to provide resources to help them navigate any challenges or opportunities so they can preserve their asset’s value,” she says.

While Caballero loves curating the real estate experience for her busy clients, she cares beyond the closing table. “The personal touches that I provide to my buyers and sellers are important to me, too,” she says. “I really do care and want to maintain a friendship with my clients over the years. I’m going to reach out to schedule lunch together or invite them to a wine tasting at my home. I want to grow old with my clients.” *
